Ordinance No. 1072332 ORDINANCE NO. 1072 AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF CYPRESS, CALIFORNIA, ADOPTING AN AMENDMENT TO SECTION VI.A OF THE CYPRESS BUSINESS AND PROFESSIONAL CENTER SPECIFIC PLAN, ADDING CLARIFYING LANGUAGE REGARDING LAND USES. WHEREAS, a duly noticed public hearing for consideration of this Specific Plan Amendment was held by the City Council of the City of Cypress on the 27th day of March, 2006; and WHEREAS, the City Council of the City of Cypress considered evidence presented at the public hearing including a staff report and public testimony; and NOW, THEREFORE, the City Council of the City of Cypress does find and ordain as follows: SECTION 1: The Amendment to the Cypress Business and Professional Center Specific Plan hereby permits the addition of clarifying language to the Land Uses Section of said Specific Plan. This amendment will be reflected within the Cypress Business and Professional Center Specific Plan with the following text addition (shown in bold type below) to page VI -1; • "VI. LAND USES A. INTRODUCTION These regulations will serve as the primary mechanisms for implementation of the land uses for the Cypress Business and Professional Center Specific Plan. The guidelines set forth in this section will ensure that future development of the project site is planned and implemented in a manner consistent with the goals, objectives and policies of the Specific Plan. The regulations contained herein provide an appropriate amount of flexibility to anticipate future needs and to achieve compatibility between land uses. Principal land use designations for the Cypress Business and Professional Center Specific Plan shall be as follows: • Golf Course /Race Track • Mixed Use Business Park • Professional Office • Hotel and Support Commercial • General Retail Commercial The golf course and race track shall continue to be zoned PS Public /Semi - Public. All Business Parks, Offices, and Commercial uses shall be zoned Planned Business Park (PBP). Any land use not listed as Permitted or Conditionally Permitted by this Chapter shall be prohibited. The location of these land use designations are indicated in Exhibit 1, Land Use Plan." SECTION 2: The Amendment to the Cypress Business and Professional Center Specific Plan does not increase the allowable building density or land uses assumed in the environmental analysis of the Specific Plan. SECTION 3: Development projects would continued to be analyzed for California Environmental Quality Act (CEQA) compliance on a project by project basis; and SECTION 4: The proposed Amendment to the Cypress Business and Professional Center Specific Plan is consistent with the General Plan Specific Plan designation. SECTION 5: The City Clerk is hereby authorized and directed to certify as the passage of this Ordinance and to give notice thereof by causing copies of this Ordinance to be posted in three public places throughout the City. FIRST READ at a regular meeting of the City Council of said City on the 27th day of March, 2006 and finally adopted and order posted at a regular meeting held on the 10in day of April, 2006.
