A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF CYPRESS
APPROVING CONDITIONAL USE PERMIT NO. 89 -2 - WITH CONDITIONS.
THE CITY COUNCIL OF THE CITY OF CYPRESS HEREBY FINDS, RESOLVES,
DETERMINES, AND ORDERS AS FOLLOWS:
1. That an application was filed for a conditional use permit in
accordance with the provisions of Section 17.2 of the Zoning Ordinance of the
City of Cypress to operate a pet shop and grooming parlor in a neighborhood
shopping center located at 11741 Valley View Street.
2. That the City Council, after proper notice thereof, duly held a
public hearing on said application as provided by law.
3. That the City Council hereby finds that:
a. The proposed location of the conditional use is in accord with
the objectives of the Zoning Ordinance and the purpose of the zone
in which the site is located is:

limited retail business service and office facilities for the
convenience of residents of the neighborhood. These shopping

subject to the conditions in Exhibit "A" attached.

CONDITIONAL USE PERMIT NO. 89 -2
CONDITIONS OF APPROVAL
1. The applicant shall comply with all provisions of the City
Code.
2. The applicant shall meet all requirements of the Orange
County Fire Department, Orange County Health Department, and
Orange County Animal Control.
3. Tenant improvements shall meet all requirements of the City
of Cypress Building Department.
4. The north access doors to the business premises facing the
adjoining single - family residences shall remain closed
during all business hours. The doors shall be designated
and used for emergency exit purposes only. Emergency door
alarms shall be installed on the doors.
5. Business hours shall be limited to Monday through Saturday
from 8 a.m. to 7 p.m. and Sundays from 10 a.m. to 7 p.m.
Any changes in the business hours shall require the review
by City Council subject to a public hearing.
6. The City Council reserves ongoiig jurisdiction over the
conditional use permit. Should substantiated complaints be
received showing that the business operation has an adverse
impact on the surrounding properties or upon the public
health, safety or welfare, the City Council may, subject to
a public hearing, revoke or modify the conditional use
permit.
7. The keeping of animals beyond store hours, except for those
for sale in the store, is not permitted under this
conditional use permit. A separate conditional use permit
would be required for a kennel use to allow the overnight
keeping of animals.
8. All product and material storage shall occur within the
building. Exterior storage is specifically prohibited.
9. The applicant shall obtain a Cypress business license prior
to commencement of the business operation.
10. A comprehensive sign program shall be submitted for review
by the Planning Department prior to any sign installation.
All signage shall be consistent with the center.
11. The grooming parlor must meet the noise ordinance standards
set out in Article VII of the Cypress Municipal Code.
