RESOLUTION NO. 2753
A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF
CYPRESS APPROVING CONDITIONAL USE PERMIT NO. 84-6 -
WITH CONDITIONS.
THE CITY COUNCIL OF THE CITY OF CYPRESS HEREBY FINDS, RESOLVES,
DETERMINES, AND ORDERS AS FOLLOWS:
1. That an Application was filed for a conditional use permit in
accordance with the provisions of Section 17.2 of the Zoning Ordinance of
the City of Cypress to permit and bring into conformance with the Cypress
zoning law the continued operation of a commercial stable at 8622-8644 Acacia
Drive.
2. That the City Council, after proper notice thereof, duly held a
public hearing on said Application as provided by law.
3. That the City Council hereby finds that:
a. The proposed location of the conditional use is in accord with
the objectives of the Zoning Ordinance and the purpose of the zone in
which the site is located is:
Intended as an area for single family residential estates
with minimum lot sizes of 15,000 square feet and maximum
densities of 2.5 dwelling units per acre. Only those
additional uses are permitted that are complimentary to,
and can exist in harmony with, a residential neighborhood.
b. The proposed location of the conditional use and the conditions
under which it would be operated or maintained will not be detrimental
to the public health, safety or welfare or be materially injurious to
properties or improvements in the vicinity in that:
(1) The potential for animal odors does exist; however,
this item will be mitigated through the use of
disposal containers. In addition, periodic checks
conducted by the Public Health Department provides
a means of monitoring the situation.
(2) The number of horses permitted by the conditional
use permit for commercial stables does not exceed
the number of horses currently permitted in the
Zoning Ordinance for personal use on the subject
properties.
(3)
The proposed use is compatible with the long-range
objectives of the Zoning Ordinance.
(4) The proposed use will not adversely affect the traffic
flow along Acacia Drive or Crescent Avenue.
c. The proposed conditional use will comply with each of the
applicable provisions of the Zoning Ordinance except for approved
variances or adjustments.
4. The City Council DOES HEREBY GRANT said conditional use permit,
subject to the conditions in Exhibit "A" attached.
PASSED AND ADOPTED by the City Council of the City of Cypress at a
regular meeting held on the 12th day of March 1984.

EXHIBIT "A"
CONDITIONAL USE PERMIT NO. 84-6
1. All manure to be collected and placed in covered containers on a
daily basis.
2. The applicant to obtain all necessary permits and licenses for
the operation of commercial stables.
3. A revised site plan be submitted designating an area reserved
for future parking as determined necessary by the Planning
Department.
4. Adequate dust control through watering be provided on a regular
basis.
S. Relocation of stable facilities and/or permanent structures
constitutes a modification to the conditional use permit and
requires Council action.
6. A maximum of eight (8) horses be permitted, up to six (6) of
which may be commercially stabled.
