Resolution No. 2761RESOLUTION NO. 2761 A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF CYPRESS APPROVING PARCEL MAP NO. 84-1109 - WITH CONDITIONS. WHEREAS, an Application was made by Target Stores to consolidate ten (10) small lots into four (4) larger buildable parcels generally located at the northwest corner of Katella Avenue and Knott Street in the PC -25A Zone; and WHEREAS, the City Council considered evidence presented by the Appli- cant, City staff and other interested parties at a public meeting held with respect thereto. NOW, THEREFORE, the City Council of the City of Cypress, DOES HEREBY RESOLVE as follows: 1. The proposed map is compatible with the objectives, policies, general land uses and programs specified in the General Plan of the City of Cypress in that: a. The proposed density of development when considering the lot size proposed conforms with the density and land use designation on the Land Use Element of the City's General Plan. b. All required public and/or private roadways conform with the minimal roadway dimensions as outlined in the City's General Plan. 2. The design and improvement of the proposed lot consolidation as designated on the tentative parcel map and supplemented by the conditions attached hereto as Exhibit "A," and incorporated herein by reference, are compatible with the objectives, policies, general land uses and programs specified in the General Plan of the City of Cypress in that: a. The consolidation will,allow for the development of commercial retail uses which conform with the type of develop- ment permitted in the Land Use Element of the General Plan. b. The consolidation will allow the development of the subject parcels with uses compatible with exterior noise levels as indicated in the Noise Element of the City of Cypress. 3. None of the findings set forth in Government Code Section 66474 can be made. 4. The discharge of waste from the proposed lot consolidation into the existing community sewer system shall not result in a violation of the existing requirements prescribed by the California Regional Water Quality Control Board having jurisdiction over the proposed consolidation pursuant to the provisions of Division 7 of the California Water Code (Sections 13000 et seq.). NOW, THEREFORE, BE IT FURTHER RESOLVED that the City Council of the City of Cypress does hereby approve Parcel Map No. 84-1109, subject to the con- ditions attached hereto as Exhibit "A." All requirements of the State Subdivision Map Act and the City's Subdivision Ordinance shall be satisfied. 2. All conditions of approval for Conditional Use Permit No. 84-5 are hereby included within the approval of Parcel Map No. 84-1109.
