A RESOLUTION OF THE CITY COUNCIL OF THE CITY
OF CYPRESS APPROVING TENTATIVE TRACT MAP NO. 9593
WITH CONDITIONS - MEB INVESTMENTS.
WHEREAS, an application was made by MEB Investments, to divide .48
acres of land into 'Clots yielding a density of 18.8 units per acre located
at 9561 Graham Street, Cypress; and
WHEREAS, the City Council considered evidence presented by the Planning
Commission, the applicant, City staff and other interested parties ata public
meeting held with respect thereto.
NOW, THEREFORE, the City Council of the City of Cypress, DOES HEREBY RESOLVE
as follows:
1. The proposed map is compatible with the objectives, policies, general
land uses and programs specified in the General Plan of the City of Cypress
in that:
a. The density of development is in conformance with the restrictions
outlined in the Land Use Element of the General Plan and is in conformance
with the density restrictions of the RM -20/A Zone as contained in the
City's Zoning Ordinance.
b. The map will facilitate the development of a project whichwill,
to a minor degree, add to the City's housing stock at a time when the
supply of housing units, for all income levels, is at a premium.
2. None of the findings set forth in Government Code Section 66474 can
be made.
3. The discharge of waste from the proposed subdivision into the existing
community sewer system shall not result in a violation of the existing
requirements prescribed by the California Regional Water Quality Control Board
having jurisdiction over the proposed subdivision pursuant to the provisions
of Division 7 of the California Water Code (Section 13000 et seq.). Denial
of a subdivision for violation of the proposed waste discharge standards or
an addition to an existing violation thereof, is a ground for denial of the
tentative subdivision map, although such denial is not mandatory.
NOW, THEREFORE, BE IT FURTHER RESOLVED that the City Council of the
City of Cypress does hereby recommend approval of Tentative Tract Map No. 9593,
subject to the conditions attached hereto as Exhibit "A".
PASSED AND ADOPTED by the City Council of the City of Cypress at an adjourned
meeting held on the 17th day of January 1977.

EXHIBIT "A"
TENTATIVE TRACT NO. 9593
1. All conditions of approval of Conditional Use Permit No. 76-6 shall be
applicable to this condominium project.
2. Tentative Tract Map No. 9593 shall be approved by the City Council and
recorded with the County Recorder's Office prior to the issuance of a
Certificate of Occupancy for any unit on the subject property.
3. A drainage easement along the entire south property line shall be recorded
on the Tract Map. The easement width shall be adequate to contain the
equivalent of a ten (10) year storm.
4. A copy of the conditions, covenants, and restrictions (CC&R's) covering
the development shall be submitted to the City Staff and City Attorney
for their review, recommendations, and approval to assure thecontlnuance,
maintenance, applicability, and enforceability of the CC&R's so that the
development will not become a liability to the City at a later date.
5. The CC&R's shall prohibit the parking of recreational vehicles (Motor
homes, etc.), trailers, and commercial vehicles within designated guest park-
ing stalls.
6. Recreation and Parks fees shall be paid in accordance with the City of
Cypress Zoning Ordinance. The developer shall pay all costs involved
in having the property appraised by a licensed land appraiser.
7. "Guest Parking" signs shall be installed at the appropriate parking
stalls in accordance with California Vehicle Code Section No. 22658.
8. The sanitary sewer connection fee shall be paid by the developer 1n
accordance with Orange County Sanitation District No. 3, Resolution
No. 303.
9 Final subdivision map filing fees shall be paid in accordance with City
of Cypress Resolution No. 1713.
10. A concrete -block, masonry wall having a minimum height of six feet shall
be constructed along the westerly and northerly boundary lines of the
subject property.
