RESOLUTION NO. 2052
A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF
CYPRESS APPROVING TENTATIVE TRACT MAP NO. 10609 -
WITH CONDITIONS.
WHEREAS, an application was made by G & A Construction Company, to
divide 1.31 acres of land into 16 lots yielding a density of 12.2 units
per acre located at 9241 Walker Street; and
WHEREAS, the City Council considered evidence presented by the applicant,
City staff and other interested parties at a public meeting held with respect
thereto.
NOW, THEREFORE, the City Council of the City of Cypress, DOES HEREBY
RESOLVE as follows:
1. The proposed map is compatible with the objectives, policies,
general land uses and programs specified in the General Plan of the City of
Cypress in that:
a. The density of development proposed by the map is within the
density limitations of the area as designated on the Land Use Element
of the General Plan and is compatible with the specific requirements of
the Walker Street Zoning Study as adopted by the City Council.
b. The Map as proposed will facilitate the establishment of a
townhouse condominium project which is a land use form compatible with
the designation of the area as specified in the Land Use Element of the
General Plan.
2. The design and improvement of the proposed subdivision as designated
on the tentative tract map and supplemented by the conditions attached hereto
as Exhibit "A", and incorporated herein by reference, are compatible with
the objectives, policies, general land uses and programs specified in the
General Plan of the City of Cypress in that:
a. The map will provide for an incremental increase in the housing
supply commensurate with the broad objectives of the Housing Element of
the General Plan.
b. The map will provide for the extension of utilities and the
improvement of the adjacent arterial street commensurate with the public
facilities objectives of various elements of the General Plan.
c. The design and arrangement of the units, ultimately to be
constructed as a result of the subdivision of this property, will be
compatible with adjacent land nse forms.
d. The design of the project and the orientation of lots is in
conformance with the specific requirements of the City's Subdivision
and Zoning Ordinances.
3. None of the findings set forth in Government Code Section 66474 can
be made.
4. The discharge of waste from the proposed subdivision into the existing
community sewer system shall not result in a violation of the existing
requirements prescribed by the California Regional Water Quality Control
Board having jurisdiction over the proposed subdivision pursuant to the
provisions of Division 7 of the California Water Code (Sections 13000 et seq.).
Denial of a subdivision for violation of the proposed waste discharge standards
or an addition to an existing violation thereof, is a ground for denial
of the tentative subdivision map, although such denial is not mandatory.

NOW, THEREFORE, BE IT FURTHER RESOLVED that the City Council of the
City of Cypress does hereby approve Tentative Tract Map No. 10609 subject
to the conditions attached hereto as Exhibit "A".
PASSED AND ADOPTED at a regular meeting of the City Council of the City
of Cypress on the 8th day of January 1979.

EXHIBIT "A"
TENTATIVE TRACT MAP NO. 10609
1. Prior to recordation of Tract Map No. 10609, water improvement plans
shall be approved by the Fire Warden for fire protection and financial
security posted for the installation. The adequacy and reliability
of water system design, location of valves and distribution of fire
hydrants will be evaluated in accordance with Public Utilities Commission
General Order X6103.
2. The developer shall conform to all applicable provisions of the
City's Municipal Code. All requirements of the State Subdivision
Map Act and City's Subdivision Ordinance shall be satisfied.
3. All applicable conditions of approval of Conditional Use Permit
No. 78-20 shall be included in the conditions of this map.
