ORDINANCE NO. 295
AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF CYPRESS
AMENDING ORDINANCE NO. 90 THE ZONING ORDINANCE, BY ADDING
'PART I7 -B PLANNED COPPIERCIAL DISTRICT (PC ZONE) AND
AMENDING PART 21 SECTION 121.3 B TO INCLUDE OFF-STREET
PARKING REGULATIONS FOR 'PC DISTRICT'
THE CITY COUNCIL OF THE CITY OF CYPRESS DOES ORDAIN AS FOLLOWS
Section 1 Ordinance No 90 the Zoning Ordinance of the City of Cypress
is hereby amended by adding 'PART 17-B' to read as follows
'PART 17-B
PLANNED COMMERCIAL DISTRICT (PC ZONE)
Section 117-B.1 DESCRIPTION AND PURPOSE. The provide for an integrated
regional, sub -regional, or community shopping center in accordance with a
comprehensive plan. Planned Commercial Zones are intended to protect and
encourage a suitable environment for the citizens of the City of Cypress while
providing commercial centers large enough to meet regional and su-regional
consumer needs
Section 117-B.2 BUILDINGS AND USES PERMITTED: Subject to obtaining
a Use Permit which shall be considered and acted upon in all instances by
the City Council as well as the Planning Commission land, buildings and
structures may be used in the PC District for the following purposes
A. Any use permitted in any C-1 or C-2 District
B. Administrative and professional offices
Any application for use in this district shall be accompanied by
complete development plans including planting plans and architectural
sketches showing site use of planned commercial development the
character and use of adjoining land, the design and character general
size location and use of all buildings and structures to be placed on
the site, the location and dimensions of streets parking areas open
areas and otheruses
Section 117-B.3 BUILDING HEIGHT LIMIT AND MAXIMUM ALLOWABLE GROSS
FLOOR AREA. The maximum height- Seventy (70) feet maximum dlowable gross
floor area not to exceed three times building site area if over Forty (40)
feet in height. Additional heights may be permitted subject to obtaining
a Conditional Use Permit Any Conditional Use Permit for additional heights
shall be approved by the Planning Commission and the City Council
Section 117-B.4 MINIMUM BUILDING SITE AND LOT WIDTH REQUIRED: Planned
unit to be a minimum of Ten (10) acres for total development Minimum
individual building site - not less than Forthy thousand (40,000) square feet
Minimum width - not less than Two hundred (200) feet.
Section 117-B.5 PARKING. Minimum off-street parking as set forth in
PART 21 hereof shall be provided.
Section 2. PART 21 Section 121 3,B 'OFF-STREET PARKING REQUIREMENTS
of Ordinance No 90 the Zoning Ordinance of the City of Cypress is hereby
amended by adding 'PC DISTRICT" to read as follows
'PC District 7 parking spaces for each 1000 square feet of gross
floor area.
Section 3: All other Ordinances or provisions of Ordinance inconsistent
or in conflict with the provisions hereof are hereby amended or repealed in
order that they shall in all respects conform to the amendments of this
Ordinance.
