AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF CYPRESS
AMENDING ORDINANCE NO 90, THE ZONING ORDINANCE, BY
CHANGING THE ZONE OF A CERTAIN PARCEL OF LAND FROM P -C
(PLANNED COMMERCIAL) TO R-1 (ONE -FAMILY RESIDENTIAL)
ZONE CHANGE NO Z-159
THE CITY COUNCIL OF THE CITY OF CYPRESS DOES ORDAIN AS FOLLOWS.
SECTION I. Ordinance No 90 the Zoning Ordinance of the City of
Cypress is hereby amended by placing the property described in Section II
hereof in the R-1 (One -family Residential) Zone
SECTION II: The property which is the subject of this Ordinance is
described as follows*
That portion of the fractional northeast quarter of Section 21
Township 4 South, Range 11 West in the Rancho Los Coyotes, in
the City of Cypress County of Orange State of California, as
said section is shown on a map recorded in Book 51, page 11 of
Miscellaneous Maps, in the office of the County Recorder of
said county, described as follows.
Parcel 1:
Beginning at a point on the north line of said northeast quarter,
660 00 feet west of the northeast corner of said northeast quarter.
thence West 1288 98 feet along the north line of said northeast
quarter to the northeast corner of the west half of the west half
of said northeast quarter, thence South 2136 43 feet along the east
line of said west half of the west half to the south line of said
Rancho Los Coyotes* thence South 70°00' East 1367 67 feet along
said Rancho line to a line which is parallel with and 660 00 feet
west of the east line of said northeast quarter, thence North
2608 75 feet along said parallel line to the point of beginning
EXCEPT the West 659 03 feet thereof measured along the north line
ALSO EXCEPT that portion thereof lying northwesterly of a line
which is parallel with and 47 00 feet southeasterly from the
following described line* Beginning at the centerline intersection
of Walker Street and Ball Road as shown in County surveyor s Transit
Book 153, page 3 on file in the office of the County Surveyor of
said county on November 22, 1957• thence South 0°35'20" East
550 00 feet along said centerline of Walker Street to the true point
of beginning, said true point of beginning being also North 0035 20'
West 1343 26 feet from the south line of said Rancho as shown in said
transit book, thence North 89°18'30" East 282 23 feet to the
beginning of a curve concave northwesterly having a radius of
1600 00 feet, thence easterly 983 37 feet along said curve through
a central angle of 35°12'52 , thence North 54°05'38' East 446 82
feet to a point on the centerline of said Ball Road as said centerline
is shown in County Surveyor's Transit Book 107 page 31 on file in
the office of said County Surveyor on November 22, 1957, said point
being distant thereon North 89°17'30' East 1588 91 feet from the
centerline of said Walker Street and South 89 17'30" West 1041 40
feet from the centerline of Miller Street as shown on said Transit
Book 107 page 31
Parcel 2.
Beginning at the northwest corner of the east one half of the east
one half of the northeast quarter of Section 21, in Township 4 South,
Range 11 West San Bernardino Base and Meridian and running thence
South along the west line of said east one half of the east one half
of the northeast quarter of the south line of the Rancho Los Coyotes,
thence North 70°00' West along said Rancho line to a line which is
parallel with and 660 feet west of the east line of the northeast
quarter of said Section 21, thence North along said parallel line
2608 75 feet to the north line of said Section 21, thence East along
said north line to the point of beginning

EXCEPTING from Parcel 1 and Parcel 2 described above that portion
lying southerly of the following described line:
Beginning at the intersection of the easterly line of land described
in a decree quieting title in favor of M Morita, a certified copy
of which was recorded June 14, 1951 in Book 2201, page 60 of Official
Records with the northerly line of said Tract No 5044, said point
being distant South 88°52 03' West 643 10 feet from the northeast
corner of said Tract No 5044, thence South 88°52'03" West, along
the westerly prolongation of the northerly line of said Tract No
5044 645 28 feet to the easterly line of Tract No 3911 as shown
on a map recorded in Book 140, pages 6 to 9, inclusive, of Mis-
cellaneous Maps, records of Orange County, California
The above described property contains 18 695 acres
PASSED AND ADOPTED by the City Council of the City of Cypress at
a regular meeting held on the llth day of December, 1967
