A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF
CYPRESS APPROVING TENTATIVE TRACT MAP NO 10411 -
WITH CONDITIONS
WHEREAS, an application was made by State Wide Development to divide
3 8 acres of land into 1 lot yielding a density of 14 7 units per acre
located at 8875 Walker Street, and
WHEREAS the City Council considered evidence presented by the applicant,
Planning Commission City staff and other interested parties at a public
meeting held with respect thereto
NOW THEREFORE, the City Council of the City of Cypress, DOES HEREBY
RESOLVE as follows*
1 The proposed map is compatible with the objectives policies
general land uses and programs specified in the General Plan of the City
of Cypress in that
a The map will provide for the implementation of a development
program the density of which will be compatible with that
projected on the Land Use Element of the General Plan
b The map will provide for the establishment of a housing project
which will increase the housing stock primarily for middle
income home buyers in conformance with the broad goals and
objectives of the Housing Element of the General Plan
2 The design and improvement of the proposed subdivision as designated
on the Tentative Tract Map and supplemented by the conditions attached
hereto as Exhibit A' and incorporated herein by reference are compatible
with the objectives, policies, general land uses and programs specified in
the General Plan of the City of Cypress in that
a The resulting housing project will afford an alternative
housing style not currently present within the surrounding
neighborhood, resulting in a greater diversity in the housing
stock for this area
b Approval of the map will result in the establishment of a
project which will be compatible and complimentary to the
surrounding neighborhood the City s development standards and
will provide for the extension of utilities in accordance with
the appropriate sections of the City s General Plan
3 None of the findings set forth in Government Code Section 66474 can
be made
4 The discharge of waste from the proposed subdivision into the
existing community sewer system shall not result in a violation of the
existing requirements prescribed by the California Regional Water Quality
Control Board having jurisdiction over the proposed subdivision pursuant
to the provisions of Division 7 of the California Water Code (Sections 13000
et seq ) Denial of a subdivision for violation of the proposed waste
discharge standards or an addition to an existing violation thereof is a
ground for denial of the tentative subdivision map although such denial
is not mandatory
NOW, THEREFORE, BE IT FURTHER RESOLVED that the City Council of the
City of Cypress does hereby approve Tentative Tract Map No 10411 subject
to the conditions attached hereto as Exhibit A
PASSED AND ADOPTED at a regular meeting of the City Council of the
City of Cypress on the 22nd day of May, 1978

EXHIBIT "A"
TENTATIVE TRACT MAP NO 10411
1 All applicable conditions of approval of Conditional Use Permit No 78-3
shall apply to Tract No 10411
2 A topograph of the area to the north and west of the project site shall
be made to establish existing drainage flow patterns
3 Required fire flows shall be in accordance with the County Fire Marshal's
requirements
4 The "Final Subdivision Public Report" issued by the Department of Real
Estate of the State of California shall include a statement informing
future property owners of the industrial development that currently
exists to the south This statement shall specifically mention that
'intermittent noise may be generated by Superene Feed Milling and Cypress
Lumber Company located across the Southern Pacific Railroad tracks to
the south in the ML -10000 Industrial Light Zone
5 A statement or notification regarding the location of potential noise
generators to the south of the subject property shall be included in
either the Declaration of Covenants or the Conditions Covenants and
Restrictions to be drafted governing this condominium project subject
to approval by the City Attorney
