AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF CYPRESS AMENDING
ORDINANCE NO 90, THE ZONING ORDINANCE, BY CHANGING THE ZONE OF
CERTAIN PARCELS OF LAND WITHIN THE CITY FROM R-1 (ONE -FAMILY
RESIDENTIAL) TO CEM (CEMETERY) R-1 TO R-4 (HIGH DENSITY MULTIPLE
FAMILY), R-4 TO C-2 (GENERAL COMMERCIAL), .0-1 (NEIGHBORHOOD STORES)
TO C-2, R-1 to C-2, R-1 TO PM (PLANNED MANUFACTURING), ZONE
CHANGE NO Z-93 (CITY OF CYPRESS)
THE CITY COUNCIL OF THE CITY OF CYPRESS DOES ORDAIN AS FOLLOWS.
SECTION I• Ordinance No 90, which Ordinance is the Zoning Ordinance
of the City of Cypress, is hereby amended as follows
SECTION II: To change from R-1 (One -Family Residential) to CEM
(Cemetery) the following described property•
All that property situated in the County of Orange, State of
California, and more particularly described as follows•
Beginning at the intersection of the north line of the South
66.00 feet of Section 8, Township 4 South Range 11 West, in the
County of Orange, State of California, with the east line of the
East Half of the Southwest Quarter of the Southeast Quarter of said
Section 8, said point of beginning being a point on the city boundary
of the City of Cypress California as established by Ordinance
No 132 of said City, thence along said city boundary as established
by Ordinance No 132 and along the north right of way line of Lincoln
Avenue said right of way line being a line parallel with and 66 feet
northerly of the south line of said Section 8, South 89° 47' 30"
West 172 00 feet, more or less, to an angle point in said right of
way line, thence North 89° 30' 20" West 492 00 feet, more or less,
along said right of way line and along said city boundary to a point
on the existing boundary line of the City of Cypress as established
by Ordinance No 44 of said City of Cypress, thence leaving the
city boundary as established by said Ordinance No. 132 and along
said city boundary as established by Ordinance No 44 and along the
west line of the East Half of the Southwest Quarter of the Southeast
Quarter of said Section 8 North 0° 02' 19" East 1256 83 feet, more or
less, to the north line of the East Half of the Southwest Quarter of
the Southeast Quarter of said Section 8 thence continuing along
said city boundary as established by Ordinance No 44 and along last
mentioned north line North 89° 32' 02" East 660.00 feet, more or less
to said east line of the East Half of the Southwest Quarter of the
Southeast Quarter of said Section 8, thence leaving said city boundary
as established by Ordinance No 44 and along last mentioned east line
South 0° 02' 53' West 1264.11 feet to the point of beginning.
SECTION III• To change from R-1 (Residential -One Family) to R-4
(High Density Multiple Family) the following described property:
All that property situated in the County of Orange, State of California,
and more particularly described as follows
Beginning at an existing angle point in the boundary line of
the City of Cypress created by the "Schipper Annexation No 5"
(City Ordinance No 35, certified by State May 19, 1958) said
angle point being the intersection of the North Line of the
South Half (S3) of the North Half (NZ) of the Northwest Quarter
(NW') of Section 16 Township 4 South Range 11 West, San
Bernardino Meridian, in the County of Orange, State of California,
and the West Line of the East 210 00 feet of the Southwest
Quarter (SW's) of the Northeast Quarter (NE's) of the Northwest
Quarter (NW'Z) of said Section 16,

Thence leaving the existing boundary line of the City of Cypress
east 180 00 feet along said North Line to a line parallel to and
distant 30.00 feet westerly, measured at right angles, from the
East line of the Southwest Quarter (SWC) of the Northeast Quarter
(NE1) of the Northwest Quarter (NWS) of said Section 16•
Thence South 207 43 feet along said parallel line to the South
Line of the North 207 43 feet of the Southwest Quarter (SWC) of the
Northeast Quarter (NE4) of the Northwest Quarter (NWS) of said
Section 16 being the existing boundary line of the City of
Cypress created by said Schipper Annexation No 5,
Thence west 180.00 feet along said South Line and existing
boundary line of the City of Cypress to the West Line of the
East 210 00 feet of the Southwest Quarter (SWC) of the Northeast
Quarter (NES) of the Northwest Quarter (NWS) of said Section 16,
said point being an angle point in the existing boundary line of
the City of Cypress,
Thence north 207 43 feet along said West Line and existing
boundary line of the City of Cypress to the point of beginning
SECTION IV. To change from R-4 (High Density Multiple Family) to
C-2 (General Commercial) the following described property•
The south side addition to Cypress, Block 5, Lots Nos 37 - 47,
and south side addition to Cypress, Block 11 Lot Nos 37 - 47
and a parcel described as follows,
Beginning at a point which is 30' southerly of and 30 easterly
of the intersection of the centerline of Camp and Walker Streets,
thence easterly 147', thence southerly 175', thence westerly 19',
thence southerly 100', thence westerly 128', thence northerly
275' to the point of beginning.
SECTION V• To change from C-1 (Neighborhood Stores) to C-2
(General Commercial) the following described property.
Beginning at the southeast corner of the northeast quarter
of Section 21, Township 4 South, Range 11 West in the Rancho Los
Coyotes as shown on a map recorded in Book 51, Page 11 of
Miscellaneous Maps records of Orange County California said corner
being the centerline intersection of Cerritos Avenue and Valley
View Street, thence north 0° 4:-' 36" west 270 00 feet along the
east line of the northeast quarter of Section 21 to the north line of the
south 270.00 feet of the east 660.00 feet of the southeast quarter
of the northeast quarter of said Section 21, thence south 89° 05' 09"
west 660 00 feet to the west line of said east 660 00 feet, thence
south 0° 47' 36" east 241.16 feet along said west line to the south
line of the northeast quarter of said Section 21 said line also
being the south line of the Rancho Los Coyotes thence south
70° 46' 00" east 83 72 feet along the south line of the northeast
quarter of Section 21, thence north 89° 05' 09' east 581.34 feet
along the south line of the northeast quarter of Section 21 to
the point of beginning
And all that certain land in the City of Cypress, County of
Orange, California located in Section 21 and 22, Township 4
South Range 11 West in the Rancho Los Coyotes described as follows
Beginning at the southwest corner of Tract 4670 as shown on a
map recorded in Book 163, Pages 48 to 50 inclusive of Miscellaneous
Maps, records of Orange County, California, thence north 89° 25' 21"
west 978 56 feet to a point; thence north 0° 17' 53" west 408.69
feet to the north line of the southeast quarter of Section 21, thence
along the north line of the southeast quarter of section 21 and the
north line of the southwest quarter of Section 22 north 89° 42' 07'
east 984 92 feet to the northwest corner of Tract 4670, thence
along the west line of Tract 4670, south 0° 34' 39" west 423 69 feet
to the point of beginning.
Except that portion of said property lying easterly of the
westerly right of way line of Valley View Street.

SECTION VI. To change from R-1 (One -Family Residential) to C-2
(General Commercial) the following described property
Beginning at a point which is 30 south of and 60 east of
the centerline intersection of Ball Road and Valley View Street,
thence easterly 864' thence northerly 360', thence easterly 396'
thence northerly to the southern boundary of the Orange County
Flood Control Channel, thence westerly along said boundary of the
Orange County Flood Control Channel, to a point 60' east of the
centerline of Valley View Street thence southerly 359' to the
point of beginning
PASSED AND ADOPTED this 9th day of December, 1963, by the following
