Minutes 1977-12-08MINUTES OF A SPECIAL MEETING OF THE CYPRESS PLANNING COMMISSION HELD December 8, 1977 The special meeting of the Cypress Planning Commission was called to order at 8:02 p m on Thursday, December 8 1977 in the Cypress City Council Chambers 5275 Orange Avenue, Cypress California, Chairman Robert Van Allen presiding PRESENT: ABSENT. Commissioners Adler and Van Allen None Friedmann, Mullen, Partin Also present were Brian Hawley, Planning Director and Frank Dalesandro Office Engineer PLEDGE OF ALLEGIANCE. Commissioner Partin led the pledge to the flag ADMINISTRATIVE MATTERS• 1 Revised Tentative Tract Map No. 10049, John D Lusk Company 2 Tentative Parcel Map No 77-6, John D Lusk Company/RMG Engin- eering Chairman Van Allen stated the two administrative items would be considered together The Planning Director advised that the only agenda items that may be discussed at a special meeting are those for which the meeting was called He stated he transmitted to the Commission the revised tentative tract map tentative parcel map and a staff report The Planning Director summarized Staff Report #77-43 dated December 6 which indicated the map represents a revision to the previous tenta- tive tract map approved by the Commission on October 20, 1977 for the division of about 70 acres of land located northwesterly of the intersection of Katella Avenue and Knott Avenue The original tentative map proposed 79 lots the revised map proposes 43 lots The major revision proposed by the current map involves establish- ment of a 25 acre lot to be situated at the northeast corner of Katella Avenue and the extension of Holder Street (Lot #24) This parcel will be recorded separately under Tentative Parcel Map #77-6 and is being created to facilitate development by a single user The Planning Director reported that the property division easterly of Lot #24 follows the same pattern as the original tentative map, and the division westerly of Lot #24 is identical to the original map He stated Variance #77-5 is still applicable to the revised map Staff recommended approval of revised Tentative Tract Map #10049 subject to the same conditions applicable to the original. tentative map and approval of Tentative Parcel Map #77-6 subject to two conditions Chairman Van Allen asked if the applicant wished to speak Mr Aram Keith, Vice President of RMG Engineering consultants for the Lusk Company, stated he reviewed the staff report and concurs with staff's recommendations Mr John Alstrom Director of Industrial Properties for Lusk, stated the conditions of the revised map are the same as those of the previous tentative tract map and they are satisfactory to the appli- cant 0 E 1 Planning Commission Minutes December 8, 1977 It was moved by Commissioner Mullen seconded by Commissioner Fried- mann and unanimously carried to approve revised Tentative Tract Map No 10049 subject to the conditions which are applicable to the previously approved tentative tract map It was moved by Commissioner Mullen, seconded by Commissioner Fried- mann and unanimously carried to approve Tentative Parcel Map No 77-6 subject to the following conditions. 1 All applicable conditions of Tentative Tract No 10049 shall apply to Tentative Parcel Map No 77-6 2 Katella Avenue and Holder Street shall be dedicated in accor- dance with the Master Plan of Streets and Highways The Planning Director stated the special meeting avoided a month's delay since the City Council can consider these items at their December 12 meeting rather than at the next following meeting which will probably be held on January 9, 1978 He stated a news release was sent to the press regarding the major industrial tenant on the property Mr Alstrom thanked the Commission for holding the special meeting and stated they look forward to the sale going through and working in the City ADJOURNMENT Chairman Van Allen adjourned the meeting at 8.15 p m ATTEST CHAIRMAN OF THE PLANNING COMMISSION SECRE ARY OF THE PLANNING I1MMISSION -2-
