RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF CYPRESS APPROVING
VARIANCE NO V-205 (MOON HOMES, INC ET AL)
WHEREAS the Planning Commission of the City of Cypress held a public
hearing on Thursday, April 15 1965 at 7:30 p m in the Council Chambers
5311 Orange Avenue, Cypress, California to consider an application for variance
to allow the construction of carports in lieu of garages in Tentative Tracts
5728, 5372, 5373, and 5374, generally located east of Bloomfield between
Carbon Creek Channel and Orange Avenue, requested by Moon Homes Inc , et al,
9300 Wilshire Blvd , Beverly Hills California, known as Variance No V-205
and,
WHEREAS one person appeared in favor of the request, and no protests were
heard, and ,
WHEREAS the Planning Commission determined that the granting of the
variance will not be materially detrimental to the public welfare or injurious
to property and imrpovements in the zone and vicinity in which the
property is licated, and,
WHEREAS the granting of such a variance will not be contrary to the objectives
of the Master Plan or this Ordinance
NOW THEREFORE BE IT RESOLVED that Variance NO V-205 be approved subject
to the following conditions*
1 Tenative Tracts 5373 and 5374 be deleted from the request
2 Landscaping and fencing shall be subject of the approval of the
City staff in order that the carports will be screened adjacent to
Larwin Avenue from the view of the traveling public

RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF CYPRESS
RECOMMENDING APPROVAL OF PROPOSED AMENDMENT TO THE ZONING ORDINANCE
NO 90, SECTION 124 13, CHANGING APPEAL PERIOD
WHEREAS the Planning Commission of the City of Cypress held a public
hearing on Thursday, April 15, 1965 at 7.30 p m in the Council Chambers,
5311 Orange Avenue, Cypress, California, to consider a proposed amendment to
the Zoning Ordinance No 90 Section 124 13 changing appeal period,
initated by the Cypress Planning Commission, and,
WHEREAS no one appeared in favor of the proposed amendment and no protests were
heard and,
WHEREAS the Planning Commission determined the proposed amendment would allow
enough time for the applicatn, an interested person, or the City Council to
appeal the decision of the Planning Commission and would shorten the time the
applicant must wait before obtaining a building permit,
NOW THEREFORE BE IT RESOLVED that the proposed amendment of the Zoning
Ordinance No 90, Section 124 13 changing the appeal period from twenty (20)
days to twelve (12) days, be recommended to the City Council for approval

13 IN TOTAL TO PROVIDE A NEW 'C-3 COMMERCIAL MANUFACTURING ZONE'
WHEREAS the Planning Commission of the City of Cypress held a public hearing
on Thursday, April 15, 1965 at 7.30 p m in the Council Chambers, 5311
Orange Avenue, Cypress, California to consider a proposed amendment to the
Zoning Ordinance No 90, Part 13 in total to provide a new "C-3 COMMERCIAL
MANUFACTURING ZONE", and,
WHEREAS no one appeared in favor of the proposed amendment and no pootests
were heard, and,
WHEREAS the Planning Commission determined the new zoning district would
broaden and intensify the use of the present C-3 zoning district and
could be applied to lands which were clearly not desirable for retail
commercial use or intensive manufacturing use,
NOW THEREFORE BE IT RESOLVED that the Planning Commission recommend approval
of the proposed amendment to the Zoning Ordinance No 90, changing PART 13

it had been inserted into the off-street parking section of the Ordinance, and,
WHEREAS the Planning Commission further determined that the criteria and standards

WHEREAS the Planning Commission of the City of Cypress held a public hearing
on Thursday, April 15, 1965 at 7.30 p m in the Council Chambers, 5311
Orange Avenue, Cypress, California to consider a proposed amendment to
the Subdivision Ordinance No. 77 Section 5-02 (d) to change the
required scale of final maps, initiated by the Cypress City Planning
Commission, and,
WHEREAS no one appeared in favor of the proposed amendment and no protests
were heard, and,
WHEREAS the Planning Commission determined the proposed increase in the
required scale of the final map to one inch equals 60' rather than one inch

WHEREAS the Planning Commission of the City of Cypress held a public
hearing on May 6, 1965 at 7.30 p m in the Council Chambers, 5311
Orange Avenue, Cypress, California, to consider an application for
conditional use permit to allow the establishment of a Jr High School to he
located at the southwest corner of Orange Avenue and Grindlay Street, as
requested by the Anaheim Union High School District and known as Conditional
Use Permit No. C-182 and
WHEREAS one inquiry was made regarding drainage facilities and fees, no
one appeared in favor of the request, and no protests were heard and
WHEREAS the Planning Commission determined the plan, as submitted,
conformed to the requirements of the Zoning Ordinance, and,
WHEREAS the Commission further deyermined such a school would benefit the
community,

WHEREAS the Cypress City Planning Commission held a public hearing on
Thursday, May 6, 1965 at 7.30 p m in the Council Chambers 5311 Orange
Avenue, Cypress, California, to consider an application for variance to allow
the erection of a temporary billboard in a C-2 (General Commercial)
zone to be located at the northwest corner of Ball and Walker as requested by
Columbia Outdoor Advertising Co , 14575 E/ Firestone Blvd. La Mirada,
California, known as Variance No V-206 and
WHEREAS three people appeared in favor of the request and no protests
were heard, and,
WHEREAS the Planning Commission determined the temporary sign would benefit

Zoneing Ordinance No 90 to change the zone from R-1 (One -family Residentual)
tp C-1 (Neighborhood Stores) on property generally located at the northwest
corner of Orange Avenue and Moody Street, requested by Rueben C Wilder

WHEREAS three people appeared in favor of the request, one person who had
spoke in favor of the request had made inquiries concerning the effect
the zone change would have on certain water well rights in the area, and

would create a parcel large enough for development of C-1 (Neighborhood
Stores) and,

WHEREAS the Cypress City Planning Commission held a public hearing on
Thursday, May 20, 1965 at 7:30 p.m. in the Council Chambers, 5311 Orange
Avenue, Cypress California, to consider an application for variance to allow
the reduction of lot size in area for lots in Tract No 5930 requested
by Bear State Builders, 440 -BE 17th Street, Costa, Mesa, California, known
as Variance No V-208, and,
WHEREAS pone'-zperson appeared in favor of the request and no protests were
heard, and,
'.WHEREAS the Planning Commission determined that, due to the fact the applicant
was developing the property with a density less than that allowed in the
R-4 zone the proposed development would not be a detriment to the
surrounding area, but could prove to be an asset,

APPROVING CONDITIONAL USE PERMIT NO C-184• CYPRESS SCHOOL DISTRICT
WHEREAS the Cypress City Planning Commission held a public hearing
to consider an application for conditional use permit to allow the
construction of an elementary school, to be known as the Margaret Landell School,
on property generally located on the west side of Denni Street, between Orange
Avenue and Ball Road, requested by the Cypress School District, P 0. Box 57,
Cypres,s California, known as Conditional Use Permit No. C-184, and,
WHEREAS no one appeared in favor of the request and no protests were heard and
WHEREAS the Planning Commission determined the school would be necessary
in the very near future to provide educational facilities for the children
from the Tanglewood Development, and,
WHEREAS the Planning Commission further determined that said school site
was in conformance with the Comprehensive General Plan,

WHEREAS the Cypress City Planning Commission held a public hearing on
Thursday, June 3, 1965 at 7 30 p m in the Council Chambers, 5311 Orange
Avenue, Cypress, California to consider a proposed amendment to the Zoning
Ordinance No 90, Section 112 2 PERMITTED BUILDINGS AND USES, by adding

WHEREAS the Cypress City Planning Commission held a public hearing on
Thursday, August 5, 1965 at 7.30 p.m. in the Council Chambers, 5311
Orange Avenue, Cypress, California to consider a proposed amendment to the
Zoning Ordinance No 90, Section 125 8, "WALL, FENCE, OR HEDGE MAY BE
MAINTAINED" initiated by the Cypress Planning Commission, and,
WHEREAS two people appeared in favor of the proposed amendment and no
protests were heard, and,
WHEREAS the Planning Commission determined the proposed amendment would
allow better utilization of lot area, and,
WHEREAS the Planning Commission further determined the proposed amendment
would clarify the intent of the Ordinance as to the height and location of
fences around residential properties,
NOW THEREFORE BE IT RESOLVED that the proposed amendment to Zoning
Ordinance No 90 Section 125.8 be recommended to the City,-C6uncil for
approval

WHEREAS the Cypress City Planning Commission held a public hearing on
Thursday, August 19, 1965 at 7.30 p m in the Council Chambers 5311
Orange Avenue, Cypress, California, to consider a change of zone from P -D
(Planned Development) to C-0 (Commercial Office) on properties on the
north and south side of Orange Avenue between Moody Street and Walker Street
initiated by the Cypress City Planning Commission, and known as Zone Change
No Z-136, and,
WHEREAS two people spoke in favor of the zone change in accordance
with Exhibit "C" , two people spoke in favor of the zone change in
accordance with Exhibit "D", three people made inquiries about the zone
change, and two protests were heard and,
WHEREAS the Planning Commission determined that the rezoning would be
in the best interest of the City as proposed in Exhibit "C" for the
following reasons.
1 Exhibit "C' would satisfy the demands for commercial office
uses in the future as projected on a five to ten year basis
2. The rezoning would compliment the civic center site
3 The rezoning would serve for the highest and best use of
property in the area
NOW THEREFORE BE IT RESOLVED that the Planning Commission recommend
approval of Zone Change No Z-136 in accordance with Exhibit "C' of the
"Projected Commercial Office Needs Report' to the City Council

WHEREAS the Cypress City Planning Commission held a public hearing on
Thursday, August 19, 1965 at 7.30 p m in the Council Chambers, 5311
Orange Avenue, Cypress, California, to consider a change of zone from R-4
(High Density Multiple -family) to R-1 (One -family Residential ) on
property generally located on the west side of Moody Street north of the existing
Tract 5558 and immediately south of Camp Street, initiated by the Cypress
Planning Commission and known as Zone Change No Z-137, and,
WHEREAS one person spoke in favor of the zone change and no protests were
heard, and,
WHEREAS the Planning Commission determined the development of the subject
property with a high density multiple -family development could create
a traffic flow through the single-family residentail tract immediately to
the south and would, therefore, have detrimental effects upon the livability

WHEREAS the Cypress City Planning Commission held a public hearing on

(High Denisty Multiple -family) to R-1 (One -family Residential) on St Irenaeus
Church and School property generally located on the west side of Grindlay Street
between Orange Avenue and Lincoln Avenue, at 9201 Grindlay Street, initiated
by the Cypress City Planning Commission, and known as Zone Change No Z-138,
and,
WHEREAS no one appeared in favor of the change of zone and no protests were heard,
and,

WHEREAS the Cypress City Planning Commission held a public hearing on
Thursday, Augusts 19, 1965 at 7.30 p m in the Council Chambers, 5311
Orange Avenue Cypress California to consider a change of zone from R-1
(One -family Residential) and R-3 (Multiple -family Residential) to P -M
(Planned Manufacturing) property generally located on the north side of
Orangewood Avenue west of Valley View Street and south of the flood
control channel and property on the east side of Valley View, north of
Orangewood, initiated by the Cypress City Planning Commission and known
as Zone Change No Z-138, and,
Whereas no one appeared in favor of the zone change and no protests were
herad, and,
Whereas the Planning Commission determined the rezoning of the subject
property to P -M (Planned Manufacturing) would alleviate the necessity of bussing
the school school children which would come from any residentail development
in this area to schools one to two miles away from the location of their
homes and
WHEREAS the Commission further determined in the case of the R-8 zoned
property easterly of Valley View Street rezoning the property would
establish a more logical boundary line for the zoning, that being
Orangewood Avenue instead of a zone boundary line 600' in depth parallel to
Orangewood Avenue, and,
WHEREAS a wide street with adequate setbacks is a much more logical and
desirable buffer than a zone boundary line
NOW THEREFORE BE IT RESOLVED that the Planning Commission recommend
approval of Zone Change No Z-139 to the City Council

use permit to allow the construction of a structure in excess of the height
limit in an R-3 zone on property generally located on the north side of
Cerritos Avenue east of Midwood Townhouse development, approximately 1300'
west of Moody Street, requested by the Holy Cross Lutheran Church, 4321

WHEREAS the Cypress Planning Commission held a Public Hearing on
Thursday, November 18, 1965, at 7 30 p m in the Council Chambers 5311 Orange
Avenue, Cypress, California, to consider an application for a conditional use
permit to allow the construction of a dairy sales and processing plant in the
C-2 (General Commercial) zone, on property generally located approximately
600' east of Juanita Street on the north side of Ball Road requested by Mr
and Mrs John T Van den Raadt, 16605 Norwalk Blvd , Artesia, known as
Conditional Use Permit No C-188, and
WHEREAS, one person appeared in favor of the request and no protests

WHEREAS, the Planning Commission determined that said dairy sales

and processing plant was in conformance with the Comprehensive General Plan•
NOW, THEREFORE, BE IT RESOLVED that Conditional Use Permit No C-188
be approved subject to the following conditions
1 Ball Road be dedicated to the ultimate right-of-way and improved
for the entire frontage of the subject property and westerly to
within 100' of Juanita Street
2 The property owner shall submit a Small Subdivision application
prior to the issuance of a building permit
3 Drainage fees shall be paid in an amount as set forth in the
Master Plan of Drainage
4. A six foot (6') high concrete block wall shall be constructed
along the northerly property line in accordance with City
standards
5 The parking area shall be paved with asphaltic concrete and the
parking spaces shall be lined
6 Architectural elevations shall be approved by the Architectural
Committee of the City prior to the issuance of a building permit
7. The easterly drive approach to the sales area shall be reduced to
a maximum thirty-five feet (35').
8. The landscaping, as indicated on the plan, shall be installed
and maintained by the operator ofthe dairy sales establishment
9 The drainage shall be solved to the satisfaction of the City
Engineer
10 The developer shall pay the street lighting energizing charges
11 All storage of crates, boxes, and materials shall be hidden from
view of the traveling public and the premises shall be kept in a
clean and orderly manner at all times

RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF CYPRESS
APPROVING A PROPOSED ADDITION TO A SUMP AND PUMP STATION AS
IN CONFORMANCE WITH THE MASTER PLAN OF DRAINAGE
WHEREAS the Cypress City Planning Commission on Thursday, November 18
1965, at 7:30 p m in the Council Chambers, 5311 Orange Avenue, Cypress,
California, considered a request for approval of a proposed use of property
generally located just south of the existing sump and pump station on Ball
Road, approximately ; of an acre, described as follows:
Beginning at the Southwest corner of the Southwest Quarter of
fractional Section 17, Township 4 South, Range 11 West S. B. B. & M ,
said corner being at the centerline intersection of those certain
public roads known as Ball Road and Bloomfield Street, thence South
89°42'52" East along the South line of said Southwest Quarter and
centerline of Ball Road 2078.07 felt to the intersection of said
South line with the compromise boundary between the
Rancho Los Alamitos and Rancho Los Coyotes, thence North 70°27'59"
West along said common boundary of Rancho Los Alamitos and Rancho
Los Coyotes 91 00 feet to a point on a line parallel with and distant
30 00 feet Northerly, measured at right angles to said South line,
said point being the true point of beginning, thence along said
parallel line North 89°42'52" West 385 00 feet to a point, thence
North 0°17'08" East 134 43 feet to said common Rancho line; thence
South 70°27'59" East along said common Rancho line 407 80 feet to
the true point of beginning
Containing 0 594 acres more or less.
to be used as an addition to the adjacent sump and pump station, as requested
by the City staff• and
WHEREAS the Planning Commission determined that said use was in
conformance with the Master Plan of Drainage;
NOW THEREFORE BE IT RESOLVED that the use of the subject property as
an addition to a sump and pump station be approved

RECOMMENDING APPROVAL OF A PROPOSED AMENDMENT TO THE ZONING
ORDINANCE NO 90, SECTION 125 18, ARCHITECTURAL APPROVAL, TO
REQUIRE THE SUBMITTAL OF PLANS INDICATING LOCATION OF AIR
CONDITIONING, HEATING,VENTILATING, OR REFRIGERATION UNITS WHICH
WILL BE LOCATED ON THE EXTERIOR OF BUILDINGS OR ON THE PROPERTY,
AND PROPOSED LANDSCAPING OR OTHER TREATMENT OF GROUNDS AROUND SUCH
BUILDING OR STRUCTURE (INITIATED BY CYPRESS PLANNING COMMISSION)
WHEREAS the Cypress City Planning Commission held a public hearing on
Thursday, December 16, 1965 at 7:30 p.m. in the Council Chambers, 5311 Orange
Avenue, Cypress California to consider a proposed amendment to the Zoning
Ordinance No. 90, Section 125 18, ARCHITECTURAL APPROVAL, which would require
the submitting of plans indicating the location of heating, ventilating
and refrigeration units which will be located on the exteriors of buildings
or on the property and the proposed landscaping or other treatment of the
grounds around such building or structure, initiated by the Cypress Planning
Commission, and,
WHEREAS no one addressed the Commission speaking in favor or in opposition
to the proposed amendment, and,
WHEREAS the Commission determined that "air conditioning" should he
added to the proposed amendment to read "air conditioning, heating,
ventilating, and refrigeration units", and,
WHEREAS the Commission determined that the nroposed amendment would help
to increase the compatibility of commercial and residential uses when such
uses are adjacent by requiring adequate screening and muffling devices to
depress the amount of noise created and possible unsightly appearance of
such units,
NOW, THEREFORE, BE IT RESOLVED that the Commission recommend approval of
the proposed amendment to Zoning Ordinance No 90, Section 125.18 ARCHITECTURAL
APPROVAL, to require the submitting of plans indicating the location of
air conditioning heating, ventilating, and refrigeration units which will
he located on the exteriors of buildings or on the property and the proposed
landscaping or other treatment of the grounds around such building or structure,
to the City Council.

RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF CYPRESS
RECOMMENDING APPROVAL OF AN AMENDMENT TO THE ZONING ORDINANCE,
PART 21, OFF-STREET PARKING, TO CHANGE THE REQUIREMENT FOR C-1
(NEIGHBORHOOD STORES) AND C-2 (GENERAL COMMERCIAL) AND ESTABLISH
A REQUIREMENT FOR ANIMAL CLINICS, (INITIATED BY CYPRESS PLANNING
COMMISSION)
WHEREAS the Cypress City Planning Commission held a public hearing on
Thursday, December 16, 1965 at 7.30 p m , in the Council Chambers, 5311 Orange
Avenue, Cypress, California, to consider a proposed amendment to the Zoning
Ordinance PART 21 "OFF-STREET PARKING REQUIREMENTS", to change the
requirement for C-1 (Neighborhood Stores) and C-2 (General Commercial) zoning
districts and establish a requirement for animal clinics, initiated by
the Cypress Planning Commission, and,
WHEREAS no one addressed the Commission speaking in favor or in opposition
to the proposed amendment, and,
WHEREAS the Commission determined that the off-street parking
requirements for C-1 and C-2 zoning districts should be reduced to avoid
allocating too much land for parking, which would seem to he the case at
the present time in comparing the off-street parking standards for Cypress
with those of other jurisdictions contacted and
WHEREAS the Commission further determined that the City had no provision
for off-street parking for animal clinics or hospitals, and determined that
a requirement of 6 spaces per doctor would he adequate,
NOW, THEREFORE, BE IT RESOLVED that the Commission recommend approval
of an amendment to the Zoning Ordinance, Part 21, Off -Street Parking, to
change the requirement for C-1 (Neighborhood Stores) and C-2 (Ceneral
Commercial) from 8 spaces per 1,000 sq ft to 6 spaces per 1,000 sq ft ,
and establishing a requirement o,6 6 spaces per doctor for animal clinics

WHEREAS the Cypress City Planning Commission held a public hearing on
Thursday, December 16, 1965 at 7.30 p m , in the Council Chambers, 5311 Orange
Avenue, Cypress, California, to consider a proposed amendment to the Zoning
Ordinance No 90, Section 112 2, PERMITTED BUILDINGS AND USES, by adding
Subsection "Pp Animal hospitals, entirely within a building, subject to
obtaining a Conditional Use Permit ", initiated by the Cypress Planning Commission, at
WHEREAS one person appeared in favor of the proposed amendment, and no
protests were heard, and,
WHEREAS the Planning Commission determined that development standards and
new operational techniques allow this use to he compatible with those uses
permitted in a C-2 zone, provided the use is located entirely within a building
and is subject to obtaining a Conditional Use Permit,
NOW, THEREFORE, BE IT RESOLVED that the Commission recommend approval of
the proposed Amendment to the Zoning Ordinance No. 90, Section 112.2

WHEREAS the Cypress Planning Commission held a public hearing on
Thursday, December 16, 1965 at 7 30 p m , in the Council. Chambers, 5311 Orange
Avenue, Cypress, California to consider an application for amendment to the
Zoning Ordinance No. 90, to change the zone from R-1 (One -family Residential)
to C-2 (General Commercial) on property generally located at the northwest
corner of Ball Road and Valley View Street, comprising approximately 4.18
acres, requested by James Hodges, 1709 So. Brookhurst, Anaheim, California
known as Zone Change No Z-143, and,
WHEREAS no one addressed the Commission speaking in favor or in opposition
to the proposed change of zone, and
WHEREAS the Planning Commission determined that the development of the

RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF CYPRESS
APPROVING CONDITIONAL USE PERMIT NO C-190 (JAMES HODGES)
WHEREAS the Cypress City Planning Commission held a public hearing
on Thursday, December 16, 1965 at 7:30 p.m., in the Council Chambers, 5311 Orange
Avenue, Cypress, California, to consider an application for conditional use
permit to allow the construction of an animal hospital and veterinary clinic
in a C-2 (General Commercial) zone, on property generally located at the north-
west corner of Ball Road and Valley View Street, comprising approximately
4.18 acres, requested by James Hodges, 1709 So Brookhurst, Anaheim, known
as Conditional Use Permit No C-190, and,
WHEREAS one person appeared in favor of the request and no protests were
heard, and,
WHEREAS the Commission determined that the site for the intended use is
adequate in size and shape to accommodate said use and all of the yards,
setbacks, walls or fences, landscaping, and other features required in order
to adjust said use to those existing or possible future uses on ]and in the
neighborhood, and,
WHEREAS the Commission further determined that the proposed use will
have no adverse effect on abutting property or the permitted use thereof,
NOW, THEREFORE BE IT RESOLVED that Conditional Use Permit No C-190
be approved, subject to the following conditions.
1 Drainage be solved to the satisfaction of the City Engineer
2 A minimum 10' setback shall be maintained and landscaped, the
landscaping to be installed and maintained by the developer
of the property.
3 A wall shall be constructed along the easterly property line
of the subject property in accordance with the City standards
4. No signs shall be permitted on the easterly face of the building
structure
5. The location of the structure and curb breaks are not approved
as submitted, revised plan shall be submitted to the staff for
approval
6. A trash area shall be provided to the rear of the structure enclosed
with a concrete block fence
7 Utility service shall he underground.
8. No obnoxious noises or odors shall be emitted from the use
9 The building shall he so designed as to comply with condition
number 8
10 Subject to approval of Zone Change No Z-143, changing the zone
to C-2 (General Commercial)
11 Permit shall be contingent upon the adoption of an amendment
to the Zoning Ordinance allowing animal clinics, or hospitals,
in the C-2 (General Commercial) zone, as subsection "Pp. Animal
hospitals entirely within a building, subject to obtaining a
Conditional Use Permit".
12 The use of the premises shall be conducted in such a manner that
body wastes of animals and other wastes will be disposed of in
a sanitary manner that will not be injurious to adjacent uses

WHEREAS the Cypress City Planning Commission held a public hearing
on Thursday, December 16, 1965 at 7.30 p m in the Council Chambers, 5311 Orange
Avenue, Cypress, California, to consider an application for conditional
use permit to allow the construction of a single-family dwelling with a
detached garage in the R-3 (Multiple -family Residential) zone on property
generally located at 9542 S Walker Street, requested by Claud F Scott,
9542 S Walker Street, Cypress, California, known as Conditional Use Permit
No C-189, and,
WHEREAS two people appeared in favor of the proposed use and no protests
were heard, and,
WHEREAS the Planning Commission determined that the use applied for
at the location set forth in the application is properly one for which

5. The future residence is approved subject to the proper setbacks
as set forth in the Zoning Ordinance being maintained These
setbacks shall be indicated on a plan when submitted by the
applicant for construction of the future residence
6 The garage shall be constructed concurrently with the dwelling
No final inspection shall be given on the proposed residential
structure until the garage is completed A single Building Permit
shall be issued for the construction of the garage and dwelling
unit to assure compliance with this condition
7. A paved driveway shall he required prior to the final inspection
of the rear unit.

WHEREAS the Cypress City Planning Commission held a public hearing
on Thursday, January 6, 1966 at 7.30 p m in the Council Chambers, 5311 Orange
Avenue, Cypress, California, to consider the modification of conditions of
Conditional Use Permit No C-184, known as the Margaret Landell School, and,
WHEREAS no one appeared in favor or in opposition to the proposed
modification, and,
WHEREAS the Planning Commission determined it was necessary to clarify
condition number two of the approval of Conditional Use Permit No C-184,
NOW, THEREFORE BE IT RESOLVED that the Planning Commission approve

APPROVING CONDITIONAL USE PERMIT NO C-191 (SHATTUCK CONSTRUCTION
COMPANY)
WHEREAS the Cypress City Planning Commission held a public heating
on Thursday, January 6, 1966 at 7:30 p m , in the Council Chambers,
5311 Orange Avenue, Cypress California, to consider an application for
conditional use permit to allow the construction of a sales office,
four (4) model homes, and accompanying parking lot, to be generally
located on the north side of Orange Avenue between Denni St and Bloomfield St
requested by Shattuck Construction Company, 2953 54th Street, San Diego,
California, known as Conditional Use Permit No C-191, and,
WHEREAS one person appeared in favor of the reciuest and no protests
were heard and
WHEREAS the Planning Commission determined that the said use is
necessary or desirable for the development of the community, in harmony
with the various elements or objectives of the Zoning Ordinance, and is
not detrimental to existing uses or to uses specifically permitted
in the zone in which the proposed use is to be located,
NOW, THEREFORE, BE IT RESOLVED that the Commission approve Conditional
Use Permit No C-191 subject to the following conditions:

WHEREAS the Cypress City Planning Commission held a public hearing
on Thursday, January 6 1966, at 7.30 p m , in the Council Chambers, 5311 Orange
Avenue Cypress, California, to consider an application for variance from
the Sign Ordinance No 185 to permit a temporary sign advertising Tract No
5072 on property generally located at the southeast corner of Bloomfield
and Lincoln Avenues, requested by Shattuck Construction Company, 2953 54th
Street, San Diego, California, (Mr & Mrs. Peter Van Ruiten, owners of
property), known as Variance No. V-215, and,
WHEREAS one person appeared in favor of the request and no protests
were heard, and,
WHEREAS the Planning Commission determined that the selling of homes
within the community enhances rather than detracts from the community,
NOW, THEREFORE, BE IT RESOLVED that Variance No V-215 be approved
subject to the following conditions
1 A setback of 10' should be maintained from the southerly ultimate
right-of-way line of Lincoln Avenue
2 The billboard shall be maintained and kept in good condition by the
owner of the sign
3 This sign shall be used only to advertise the properties in Tract
No 5072
4 A $250 cash bond shall be posted with the City guaranteeing
removal of the billboard at the termination of the variance
5. This sign shall be removed 18 months after the granting of the
permit
