The property is a remnant parcel of land that has insufficient depth to provide for the logical division of the property and still provide for the minimum lot depth requirements as specified in the Zoning Ordinance The division of the property in any other fashion would only result in lots of excessive size in comparison to other single family lots in the surrounding area and would necessitate a street intersection at a location which could prove hazardous and disruptive to the free flow of traffic along the adjacent arterial street b The variance as granted and as conditioned does not constitute a grant of special privileges inconsistent with the limitations upon other properties in the vicinity and zone in which such property is situated in that The resultant lot size created as a result of this variance and ultimate division of land will have areas averaging 6000 square feet in area which meets the minimum requirements of the Zoning Ordinance and is in conformance with the average lot sizes of adjacent subdivided single family properties Although the resultant lot size will be slightly difficient in depth, approval of this variance will not constitute the granting of a special privilege since the majority of adjacent properties have substandard widths and areas c The granting of the variance will not be detrimental to the public health, safety or welfare or materially injurious to properties or improvements in the vicinity in that: Approval of this variance will facilitate the development of a parcel of land in a manner which will result in the establishment of uses compatible with established uses in the surrounding area 4 The Planning Commission does here GRANT said variance subject to the conditions attached hereto as Exhibit "A 1 PASSED AND ADOPTED by the Planning Commission of the City of Cypress at a regular meeting held on the 4th day of August, 1977 CHAIRMAN OF THE PLANNING COMMISSION OF THE CITY OF CYPRESS ATTEST. The applicant intends to construct one single family dwelling on each of the two lots which constitutes the subject property Each parcel will contain 8500 square feet in area which far exceeds the minimum area requirements for the establishment of single family uses However due to the basic lot width, each lot created in this case will have less width than what is normally required by the Zoning Ordinance However, since the total area will exceed that normally provided for single family uses, the overall density of development will be less than what would normally be projected for the area b The variance as granted and as conditioned does not constitute a granting of special privileges inconsistent with the limitations upon other properties in the vicinity and zone in which such property is situated in that: The applicant is merely requesting approval of a reduction in lot width which, if granted would allow the establishment of two lots having widths which would be compatible with other lots in the surrounding neighborhood The applicant, therefore, is merely requesting that he be granted the same rights and privileges as are currently enjoyed by owners of other properties in the same neighborhood c The granting of the variance will not be detrimental to the public health safety or welfare or materially injurious to properties or improvements in the vicinity in that Approval of the variance will facilitate the development of the subject property with single family residential units which land use will be compatible with the surrounding area 4 The Planning Commission does hereby GRANT said variance subject to the conditions attached hereto as Exhibit "A" PASSED AND ADOPTED by the Planning Commission of the City of Cypress at a regular meeting held on the 1st day of September, 1977 CHAIRMAN OF OF THE PLANNING COMMISSION OF THE CITY OF CYPRESS ATTEST.
