A RESOLUTION OF THE PLANNING COMMISSION OF THE
CITY OF CYPRESS APPROVING VARIANCE NO 78-1.
THE PLANNING COMMISSION OF THE CITY OF CYPRESS HEREBY FINDS RESOLVES
DETERMINES AND ORDERS AS FOLLOWS
1. That an application was filed for a vairance from the terms of the
Zoning Ordinance of the City of Cypress to allow the encroachment of a
single-family residential room addition to within ten feet of the rear
yard property line on property located at 5284 Rome Avenue
2. That the Planning Commission, after proper notice thereof duly
held a public hearing on said application as provided by law
3 That the Planning Commission hereby finds that
a. Because of special circumstances applicable to the property
the strict application of the Zoning Ordinance deprives such property
of privileges enjoyed by other property in the vicinity and under identical
zoning classification in that
The subject dwelling is placed in a non -typical configuration
when compared to adjacent properties within the same tract and
block.
b The Variance as granted and does not constitute a grant of
special privileges inconsistent with the limitations upon other properties
in the vicinity and zone in which such property is situated in that
Neighboring properties currently have additions similar to that
proposed by this application even though they existed prior to
the effective date of the current Zoning Ordinance.
c. The granting of the Variance will not be detrimental to the public
health safety or welfare or materially injurious to properties or
improvements in the vicinity in that
The surrounding neighbors have consented to this application since
a single -story addition would be less detrimental to their
property value than a two-story room addition.
4 The Planning Commission does hereby GRANT said Variance
