ORDINANCE NO. 590
AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF CYPRESS
AMENDING ZONING ORDINANCE NO. 559, THE ZONING ORDINANCE
OF THE CITY OF CYPRESS, BY PLACING A CERTAIN PARCEL OF
LAND IN THE RM -20 -A RESIDENTIAL MULTIPLE FAMILY ZONE
AND KNOWN AS ZONE CHANGE NO. 76 -2.
WHEREAS, the City Council of the City of Cypress has determined that the
proposed Zone Change is consistent with the objectives of the Zoning Ordinance.
NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF CYPRESS HEREBY DOES ORDAIN
AS FOLLOWS:
SECTION 1. Ordinance No. 559, which Ordinance is the Zoning Ordinance of
the City of Cypress, is hereby amended by placing the property described in Section
3 hereof, in the RM -20 -A Residential Multiple Family Zone.
SECTION 2. The following, in addition to any other conditions imposed
at the time of development, shall be conditions to the development of the
property described in Section 3.
1. The maximum density of residential development shall be 12.9 units
per acre and in no event shall more than 84 units be constructed
on the property.
2. Those units shown on the exhibit submitted to the Planning Department
and dated June 21, 1976, located adjacent to the terminus of Julie
Beth Street, Ethel Street and Camp Street on the property line of
the subject property shall be placed no closer to the existing homes
to the south of the property.
3. The developer shall install and complete improvements, including
block walls, sidewalks and landscaping in accordance with the
requirements of the Director of Public Works so as to guarantee
that there shall be no access, pedestrian or vehicular, at the
cul -de -sacs of Julie Beth, Ethel and Camp Streets adjacent to the
property.
4. The developer at its sole cost and expense shall construct an eight
foot (8') high block wall fence along the northerly boundary of
Lot A of Tract 5930, to be vacated by City, connecting the block
walls to be constructed at the ends of the cul -de -sacs of Camp Street
Ethel Street and Julie Beth Street, and to raise or reconstruct
the existing block wall along the northerly boundary of Lot 5
of Tract 5930 to a height of eight feet (8').
5. Development of the subject property shall occur at the same time
as development of the property immediately to the north of it,
which fronts on Lincoln Avenue.
SECTION 3. The property which is the subject of this Ordinance is described
as follows:
PARCEL 1: The west 10 acres of the north half of the northeast quarter of
the northeast quarter of Section 17, Township 4 south, Range 11 west, in
the Rancho Los Coyotes, in the City of Cypress, County of Orange, State
of California as per map recorded in book 51, page 11, of Miscellaneous
Maps, in the office of the County Recorder of said County.
EXCEPT the west 65.00 feet of the north 400.00 feet of said west 10 acres.
ALSO EXCEPT that portion thereof described as follows:
Beginning at a point on the north line of said Section 17 distant south
89° 47' 30" west 790.85 feet from the northeast corner of said section;
thence south 89° 47' 30" west, along said north line, 80.00 feet; thence
south 0° 12' 30" east 190.00 feet; thence parallel with said north line,
north 89° 47' 30" east, 80.00 feet; thence north 0° 12' 30" west 190.00
feet to the point of beginning.

south, Range 11 west, in the Rancho Los Coyotes, in the City of Cypress,
in the County of Orange, State of California, as per map recorded in book
51, page 11, of Miscellaneous Maps, in the office of the County Recorder
of said County, described as follows:
Beginning at a point on the north line of said Section 17 distant south
89° 47' 30" west 790.85 feet from the northeast corner of said Section;
thence south 89° 47' 30" west, along said north line, 80.00 feet; thence
south 0° 12' 30" east 190.00 feet; thence parallel with said north line
89° 47' 30" east, 80.00 feet; thence north 0° 12' 30" west 190.00 feet
to the point of beginning.
FIRST READ at a regular meeting of the City Council of said City held on
the 12th day of July 1976, and finally adopted and ordered posted at a regular
meeting of said Council held on the 25th day of October 1976.
