AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF CYPRESS
PROPOSING AN AMENDMENT TO ZONING ORDINANCE NO. 497 BY
ADOPTING PRE - ANNEXATION ZONING CLASSIFICATION OF A
CERTAIN PARCEL OF LAND FROM ORANGE COUNTY ZONE CLASSI-
FICATION 100 -M1- 30,000 TO CITY OF CYPRESS ZONE CLASSI-
FICATION CH (COMMERCIAL HIGHWAY), ZONE CHANGE NO. Z -217.
THE CITY COUNCIL OF THE CITY OF CYPRESS DOES ORDAIN AS FOLLOWS:
SECTION I: Ordinance No. 497, which Ordinance is the Zoning Ordinance
of the City of Cypress, is amended by placing the property described in
Section II hereof, in the CH (Commercial Highway) Zone. This Ordinance
not to become effective until property is annexed into the City of Cypress.
SECTION II: The property which is the subject of this Ordinance is
described as follows:
A parcel of land situated in the County of Orange, State of Cali-
fornia, and being a portion of Section 17, Township 4 South, Range
11 West in the Rancho Los Coyotes, as said Section is shown on a
map recorded in Book 51, page 11 of Miscellaneous Maps in the Office
of the County Recorder of said County;
Beginning at the northwest corner of the northeast quarter of the
northeast quarter of said Section 17; thence North 89° 47' 30" East
65.00 feet along the North line of said Section, said line being the
centerline of Lincoln Avenue, to a point on the East line of the
West 65.00 feet of the Northeast quarter of the Northeast quarter
of said Section 17, said East line being the current corporate
boundary of the City of Cypress as defined by the Buell Annexation,
Ordinance No. 132, said point being the true point of beginning:
THENCE (1) Leaving said corporate boundary, North 89° 47' 30"
East 571.30 feet along said centerline of Lincoln
Avenue to intersect the East line of the West 10.0
acres of the North -half of the northeast quarter
of the northeast quarter of said Section 17;
THENCE (2) South 00 22' 31" East 672.78 feet along said East
line to an angle point in said corporate boundary
per the Schipper Annexation No. 5, Ordinance No. 35;
THENCE (3) South 00 22' 31 ", 11.66 feet along the boundary of
said Annexation to an angle point in said corporate
boundary per the Hoffman Annexation, Ordinance No. 261;

THENCE (4) South 89° 41' 35" West, 635.96 feet, along the corporate
boundary as defined by said Hoffman Annexation, to the
West line of the northeast quarter of the northeast
quarter of said Section 17;
THENCE (5) North 00 22' 25" West, 285.53 feet along said West line
and along said corporate boundary as defined by said Buell
Annexation to the south line of the north 400 feet of the
northeast quarter of the northeast quarter of said Section
17, and along the said Buell Annexation the following 2
courses;
THENCE (6) North 89° 47' 30" East, 65.00 feet along said south line
to the east line of the West 65.00 feet of the northeast
quarter of the northeast quarter of said Section 17;
THENCE (7) North 00 22' 25" West 400 feet along said East line to the
North line of the Northeast quarter of the Northeast quarter
of said Section 17 and the true point of beginning.
Said parcel containing 9.40 acres, more or less.
