RESOLUTION NO. 4251
A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF CYPRESS
ADOPTING GENERAL PLAN AMENDMENT NO. 93-2, CHANGING THE LAND USE
DESIGNATION FOR 4871, 4901, AND 4911 ORANGE AVENUE FROM LOW
DENSITY RESIDENTIAL TO MEDIUM DENSITY RESIDENTIAL
WHEREAS, the City Council of the City of Cypress held a public hearing to consider
a City initiated amendment to the Land Use Element of 'the General Plan, which would
change the existing land use designations for 4871, 4901 and 4911 Orange Avenue from Low
Density Residential to High Density Residential; and
WHEREAS, the City Council considered evidence presented at the public hearing
including a staff report and public testimony; and
WHEREAS, in consideration of the evidence determined that a Medium Density
alternative was more appropriate for the subject parcels; and
WHEREAS, a Negative Declaration was prepared and noticed according to the
requirements of the California Environmental Quality Act; and
WHEREAS, following the public hearing and Council discussion, a motion was made
to approve the General Plan Amendment for a Medium Density alternative.
NOW, THEREFORE, BE IT RESOLVED, the City Council of the City of Cypress
finds that:
1. The subject General Plan Amendment is consistent with the goals and policies
of the General Plan, including the Land Use Element and Housing Element.
2. The proposed change in land use designation for the subject properties from
Low Density Residential to Medium Density Residential is appropriate for the size and
shape of the properties, and that future development of the site will be compatible with
surrounding single - family residential uses, since a specific plan will be prepared for the
subject three parcels in conjunction with the other two parcels under General Plan
Amendment No. 93 -1, encompassing a total 2.8 acre site.
3. A Negative Declaration has been prepared, noticed and is hereby certified
according to the requirements of the California Environmental Quality Act.
NOW, THEREFORE, be it resolved that the City Council of the City of Cypress
DOES HEREBY ADOPT General Plan Amendment No. 93 -2.
PASSED AND ADOPTED by the City Council of the City of Cypress at a regular
meeting held on 25th day of October, 1993.
